What you need to know!

When filling out the Property Information Form (Ta6) it is vital that you fill it in accurately. If you do not you could be sued for misrepresentation and the average claim in the UK is £32,000!

 

The question on Japanese knotweed asks if the property has been affected by Japanese knotweed?

 

Answering “Yes”

This means there has been Japanese knotweed on the property or within 3m of the boundary. You should be providing the purchases with a; Survey, Management Plan, proof of full payment and a 10 year insurance backed guarantee. The benefit of doing this is that you should be able to realise the asking price or only have a small reduction.

 

Answering “No”

You must be certain that there is no Japanese knotweed within your garden or within 3m of the boundary. This includes any rhizomes that may be buried.

 

 

Answering “Unknown”

You should expect them to come back to you and ask you for a survey so you can answer definitively whether or not the property is affected by Japanese knotweed.

A Japanese knotweed site survey & report is crucial when selling a property, particularly if there is a suspicious weed present on the property.

 

If Japanese knotweed is suspected to be on site, potential buyers may struggle to raise a mortage on the property resulting in you losing the sale.
